Gregory Patrick · Resort & Destination Development Advisory

The most expensive resort to build is one guests can experience somewhere else.

We help resort and destination developers decide what people will come for, what they will buy, what it will cost to deliver and how the project will make money.

Gregory Patrick and the DreamMaker team connect the guest offering with ownership structure, all-inclusive packages, financial planning, staffing and sales—from the first concept through opening.

02 — Before You Build.

Decide what you will sell before you decide what to build.

Bring us in at concept stage, years before opening. We help owners define the guest or buyer, the reason to choose the project, the price and the cost of delivery before those decisions become expensive to change.

Gregory Patrick, founder of House of DreamMaker, has spent 38 years creating original hospitality and travel experiences, including 22 years serving YPO members and their families.

What You Can Commission
Resort Development

Guest proposition, development economics, pricing, staffing and sales, planned together from the first concept.

Residential & Fractional Ownership

Ownership structure, included services, annual running costs, owner use and rental options built around what buyers will receive.

Hotels & Entertainment Destinations

Hotels, parks, dining, wellness and transport connected in packages people can understand, buy and enjoy.

Private Estates & Guest Programmes

Original stays and programmes, with the people, pricing and delivery plan to make them work.

Sell the entire experience.

Three nights away, two park visits, selected meals, transport and supervised adventures for the children—all arranged in one booking. The days balance adventures for different ages, time together as a family and a few unhurried hours for the parents.

We work out the details that make it possible: what’s included, what guests can add, how many people it can comfortably serve and what each part costs. Hotels, attractions and partners each know their part and what they will be paid, with one person keeping the family’s stay running smoothly. When the destination owns those facilities, more of the holiday spending stays within its businesses.

For suitable offers, we target a 45–55% gross profit margin after direct delivery costs. We test the numbers against supplier terms, staffing, capacity and realistic sales expectations.

03 — Development & Commercial Planning

WHAT THE PROJECT NEEDS BEFORE IT OPENS.

01

Ownership and buyer value

Fractional or whole ownership, with accommodation, service, dining, wellness and family programmes included, annual running costs explained, and owner use and rental participation defined.

02

Revenue enhancement

Create original concepts and all-inclusive packages that connect accommodation, dining, wellness and activities, retain more revenue within the resort, and remove separate paygates and departmental silos wherever practical.

03

Sales and marketing

Identify the right buyers and build an original strategy around what they value, how they make decisions and the people they trust, extending beyond conventional residential and branded residence sales channels.

04

Residential staffing and delivery

Staffing plans, hiring and training for butler-led residential teams, supported by service manuals and detailed instructions for delivering original guest programmes.

04 — Selected DreamMaker Work

From private estates to resort development.

These projects show how Gregory connects an original idea with pricing, staffing and delivery—from private commissions to a residential resort now in development.

Private Residential Resort Development

Gregory created the concept and developed the commercial and operating framework for a proposed $1.5 billion private residential resort from the ground up.

His work spans fractional ownership, all-inclusive services, restaurant concepts, family programmes, staffing, pricing, cost and margin models, capital planning, and a proprietary in-house sales and marketing strategy.

These elements were designed together to strengthen the offer to buyers, generate recurring revenue and improve revenue and profit per square foot.

Gregory leads each engagement.

Gregory sets the strategy, supported by specialists selected for the project. DreamMaker’s work with teams in Southeast Asia spans almost 25 years. Those teams support research, supplier coordination, cost analysis, documentation and administration, while senior specialists contribute from around the world. Local teams are prepared for delivery on the ground.
